- Purchase, sell and lease of Residential and rural real property in behalf of principles.
- Use knowledge of real estate markets and trends, and consider the specialized needs of clients.
- Review property lease and sale offers, and negotiate with property owners or their representatives, to acquire real estate assets in support of customer requirements.
- Prepare contracts for real estate listings, purchase, and leases.
- Negotiate contract amendments with sellers and their agents.
- Assure negotiated terms and conditions are in accordance with TREC, state and federal regulations, instructions, and local lease, and sales laws.
- Administers real estate contracts.
- Processes amendments and resolve contract disputes.
- Monitor existing contract, prepares reports, update lease and sale summary reports, and initiates lease and pending sales extensions and terminations.
- Researches and negotiates settlements.
- List and market properties for sale or lease though Multiple Listing System (MLS), website, flyers, and newspapers.
- Network with business around the city such as title, mortgage, insurance, inspectors and surveyors, among other vendor.
- Studies all elements of proposed transactions, including titles, appraisals, and customer and clients requirements.
- Reviews title evidence and assists in clearance of title encumbrances.
- Utilizes available tools such as the North Texas Real Estate Information Services (NTREIS), ZIPFORM, internet search engines, Microsoft word, excel, outlook, and power point.
- Explains advantages and disadvantages of financing options such as FHA, VA, Conventional, Tex Vet Loan and other programs to available to buyers and sellers.
- Maintain clients and customers informed orally and in writing.
- Financially prequalify prospective real property leaser and buyer by gathering financial information before referral to lender or property owner.
- Reduce barriers of communication of Spanish speakers by speaking their language.
